How much could my property earn as a short-let?

It depends on the property, location, seasonality, guest demand and running costs. We start with a property review so we can give a realistic view rather than a generic postcode estimate.

Do you guarantee income?

No. Short-let income depends on demand, pricing, availability, property quality and local rules. We are straight about what is likely, not promises.

Do I need permission to short-let?

You may need to check your lease, freeholder, mortgage, insurance, building rules, planning position or local authority requirements. We will help you think through what to check, but this is not legal advice.

Do you handle cleaning and maintenance?

Yes. Cleaning, linen, guest-readiness and maintenance coordination are part of the day-to-day operation we manage.

Can I still use the property myself?

Yes. Owner stays can be blocked out in the calendar, subject to the management agreement and existing bookings.

Which platforms do you list on?

Suitable properties are listed across 14+ booking platforms including Airbnb, Booking.com, Vrbo, Expedia and more, synced through one central calendar so double bookings can't happen. Direct booking routes are used where appropriate.

What do you charge?

20% on a one-month rolling Flex plan, 18% on a six-month Performance plan, or 15% on our 12-month Partner plan. We are not VAT registered, so the fee we quote is the fee you pay. Full pricing is on our pricing page.

What if a guest damages my property?

Guests are screened and ID-verified before they book, deposits are held where appropriate, and we inspect the property between stays. If something does go wrong, we coordinate the fix and keep you informed, so you are never finding out months later.

  • Guests screened and ID-checked

    Every guest is reviewed and ID-checked before a booking is confirmed, so you know who is staying.

  • Deposit held on every stay

    A deposit of up to £500 is held from every guest, used where needed if something is damaged.

  • Inspected between stays

    The property is checked between stays so issues are spotted quickly and handled, not left to drift.
