Airbnb listing optimisation and pricing management UK
Present it well. Price it with purpose.
Listing and pricing management covers how a property is presented to guests and how its nightly rates are set and reviewed. Hostahome builds the listing, plans the photography and property detail, and adjusts pricing against local demand and seasonality as the calendar fills.

What this covers
Included on every agreement option.
The management service is identical on every plan — only the agreement term and rate change.
Listing setup and presentation
Titles, descriptions, house rules, amenities and access detail written so a guest knows what they are booking before they arrive.
Photography planned around the property
We plan the shoot list — the rooms, the angles and the times of day — so the images show the property as it actually presents, not as a wide-angle exaggeration.
Rates reviewed against local demand
Nightly rates are reviewed against local demand and seasonality, and adjusted as the calendar fills. Pricing management is included on every agreement option.
A channel mix chosen for the property
Distribution spans more than 20 booking and distribution sources. The channels used are selected for each property based on its location, audience and the way it needs to be operated. Direct booking is used where suitable.
How it works
What a listing is made of, and what moves the rate
The left column is presentation. The right column is what we weigh when reviewing nightly rates.
Illustrative example
- Title, description and house rules
- Layout, beds and access detail
- Amenities guests actually ask about
A listing is a promise you have to keep
Most poor reviews start with a mismatch between the listing and the property. We write the detail — layout, bed configuration, parking, stairs, quirks — so the guest who books is the guest the property suits.
That precision is also what makes a property easier to distribute. Channels and specialist booking sources ask for structured detail, and an incomplete listing quietly limits where it can appear.

Pricing is reviewed, not set once
Rates move with local demand, events, school holidays and how far ahead the calendar is filling. A rate that made sense in February rarely makes sense in August, so pricing is revisited rather than left running.
Pricing strategy is separate from what Hostahome charges. Our management fee is a percentage of booking revenue set by the agreement term you choose; the nightly rate is a commercial decision about the property.

Presentation and price are the same conversation.
A property can be underpriced and still book badly if the listing does not explain it. The two are reviewed together rather than handed to different people.
- Listing built and maintained for you
- Photography planned, not improvised
- Rates reviewed through the season
- Channel mix chosen per property

Communication is quick, and they've been proactive in dealing with any issues that come up. The property has been consistently occupied and performing well.
