Why Umar changed management

Before Hostahome, Umar's house was with a much larger management company. His impression was that the approach depended largely on putting the property on Airbnb and waiting for bookings.

That is his account of the experience, rather than a claim about the previous company's wider service. The change he describes is a more active approach to finding bookings and running the house.

What changed

Umar now sees bookings coming from different sources, including a meaningful number of direct contractor bookings. He reports improved occupancy, without putting a percentage on it.

The owner portal gives him visibility of those bookings. He still makes decisions that need him, but is not dealing with bookings, guests or the everyday running of the house.

The monthly comparison

What the difference means to Umar

An estimated conventional tenancy, compared with the average amount he says he receives under Hostahome. These are different letting arrangements, not audited like-for-like returns.

Estimated long-term rent

£1,600 / month

Average Hostahome payout

≈ £2,450 / month

Approximate monthly difference

+ £850

£2,450 − £1,600, using Umar's approximate figures.

How to read these figures. The estimated £1,600 rent and roughly £850 difference are Umar's own estimates and experience. Approximately £2,450 is the implied average monthly payout, not a separately audited result. Figures vary by property and month; they are not a forecast or a guarantee. No further cost or tax breakdown is provided.

In his own words

Umar's experience

We've been with Hostahome for coming up to 2 years now.

Before that, our 4 bed house in Wythenshawe was with a much bigger management company. It felt like they put it on Airbnb and then more or less hoped for the best.

The main difference with Hostahome is that they actively look for bookings. When I check the owner portal, I can see bookings coming from different places, including quite a lot of direct contractor bookings.

Occupancy has improved, but the biggest difference for me is what the house brings in each month. On average, I would say we receive around £850 more per month than we could expect from renting it out on a normal long-term tenancy.

I still get involved when there is a decision only I can make, but I'm not dealing with bookings, guests or the everyday running of the house.

It has been a much better experience than the previous company and I feel like the house is being properly managed.

What this case shows

For Umar, active distribution and everyday management mattered more than simply having the house listed on Airbnb. He describes both a clearer view of bookings and a better monthly outcome.

That is the experience of one owner with one house. It does not establish what another property will earn. Our Manchester management page explains the service; a property review is the next step for considering your own home.

Owner questions

What does the approximately £2,450 figure represent?

It is the approximate average monthly amount Umar says he receives under Hostahome: his estimated £1,600 long-term rent plus the roughly £850 monthly difference he reports. It is not a gross booking-revenue figure or an independently audited profit calculation. No further cost or tax breakdown is provided here.

Are these results guaranteed?

No. These figures describe Umar's experience and his estimate of a conventional tenancy. Payouts vary by property and month. The comparison is not an income forecast or a guarantee for this house or any other property.

Why did direct contractor bookings matter here?

Umar says a meaningful number of bookings come directly from contractors. In his experience, the house is finding guests through more than Airbnb alone. No booking-source percentages are available, and this case does not establish the same demand for other properties.

Do owners retain visibility?

In this case, Umar checks the owner portal to see bookings coming from different sources. He still gets involved when a decision needs him, while Hostahome handles bookings, guests and the everyday running of the house.
