Airbnb cleaning and property maintenance management

A home that is ready for the next stay.

Property care is the coordination of everything that happens between stays: the changeover, the check on how the property was left, and the repairs that follow. Hostahome arranges the work, keeps the record and brings significant jobs to you before they proceed.

Property condition being documented during a turnover inspection

What this covers

Included on every agreement option.

The management service is identical on every plan — only the agreement term and rate change.

  • Changeovers coordinated around the calendar

Cleaning and turnover are scheduled against confirmed bookings, so the property is prepared for the arrival rather than for a fixed weekday.

  • Checks with evidence, not assurances

Checks between stays use cleaner evidence, issue reports and checklists.

  • Maintenance through people we already work with

Maintenance is coordinated with approved local trades and specialists.

  • Your decision on anything significant

Significant work is brought to the owner for approval.

  • Costs confirmed in writing

Linen, consumables and property-specific operating costs sit outside the management percentage. They are agreed with you during the property review and confirmed in writing rather than assumed.

How it works

The turnover, stage by stage

Every departure follows the same sequence, so nothing depends on one person remembering.

Illustrative example

  1. Clean
  2. Check
  3. Property ready
  1. Issue reported
  2. Sent to you for review
  3. Approved trade coordinated

What the checks actually tell you

A changeover is only useful if it produces a record. Cleaner evidence, issue reports and checklists give a practical picture of how the property was left — marks on a wall, a slow drain, a missing item — instead of a silent gap between one guest and the next.

Small things get resolved before they reach the next arrival. Anything larger becomes a maintenance job with a clear description and a decision for you to make.

Repairs handled through approved trades

When something needs fixing, we use approved local trades and specialists rather than sending whoever is available. That keeps the standard of work consistent and the property presentable for the bookings already on the calendar.

Routine work proceeds so the property stays operational. Significant work stops with you: you see what is proposed and why before it is authorised.

A maintenance check being carried out inside a furnished property

Presentation is an operating decision, not a finishing touch.

A property that is consistently well presented is easier to price, easier to distribute and easier to defend in a review. Property care is where that consistency is either kept or lost.

  • Turnovers scheduled against real bookings
  • A written record after each stay
  • Approved trades for repairs
  • Owner approval before significant work

Questions

Property care, answered plainly.

Is cleaning included in the management percentage?

No. The management fee is a percentage of booking revenue. Cleaning, linen, consumables and other property-specific operating costs are separate and are confirmed with you in writing during the property review.

Who arranges the cleaners?

Hostahome runs the changeover and the cleaning schedule. You do not need to brief anyone or manage a rota between stays.

How do I know the property was left in good condition?

Checks between stays use cleaner evidence, issue reports and checklists. That gives a practical record of the condition the property was left in and anything that needs following up.

What happens if something breaks during a stay?

We take the next step as soon as an issue is reported. Maintenance is coordinated with approved local trades and specialists. Significant work is brought to the owner for approval.

Can I use my own cleaner or trades?

It can be discussed during the property review. The service depends on work being scheduled and evidenced consistently, so any existing arrangement needs to fit that before it is agreed.

What counts as significant work?

Work that materially affects cost, the property's condition or its availability. Rather than applying a fixed figure here, the approval threshold is agreed with you when the management agreement is set up.
